Guardian makes the
title process easy because we take
care of everything. Before the closing
of a loan or a purchase – before
anything – our Title Agents
do extensive research to find any
matters that could potentially affect
the property’s title. We provide
these findings to you in a comprehensive
title report, called a commitment.
The commitment reflects
the current status of title before
a loan or sale is closed and helps
determine whether there are any serious
problems in the chain of title. We
report those matters and exclude them
from coverage, should you decide to
pursue the transaction. Finding and
removing these defects in title is
crucial so that they don’t adversely
affect the property’s desirability
to insurers, lenders and buyers.

Agents issues title policies backed
by “A” RATED INSURANCE
COMPANYS, your interests and rights
to your property are fully protected
against subsequent challenges. Should
a claim be made against your title
as insured, the title policy will
protect you. The title policy is structured
to defend your interest in any court
case and pay the costs, attorney fees
and expenses incurred in that defense.
Should the claim be proven valid,
the title policy will pay the costs
of your claim, up to the amount of
the policy or the Company undertake
the responsibility of perfecting the
title as insured, at our own expense.
